The report was initiated when Skyfor’s education and referrals division sought to assist a buyer who was hoping to pay $100,000 cash for a single family home in St. Louis. The broker reported that he might be able to find a home in the range of $120,000 or up in areas northeast older-home section of the city, such as Independence. However, finding something under $100,000 for this buyer would be “exceedingly difficult”.
Lamb, who works exclusively for buyers stated that he was recently in a bidding war for one of his buyer clients for a home listed at $250,000. There were multiple offers and the home ended up getting sold for $300,000. The broker’s concern is that “builders in this area just aren’t building entry-level housing any more”. He believes that many people who were sitting on the sidelines are jumping into the market now as they realize that housing prices are continuing to go up.
The report includes 4 tips for buyers who want to be competitive in this strong seller’s market. These are to: 1) get there quickly to see the house. 2) take the professional contracts along and be prepared to offer on the house within an hour 3) bring along the “comparables” data to see if the house is over or under priced for the market. 4) Do a pre-inspection, if the house really seems like the right fit. However, Lamb reported that good engineers available to do this on short notice are hard to come by.
The report concludes that while it is possible to find a home under $100,000, “it is most likely a wreck”.
